IMPORTANT: PLEASE READ THESE TERMS CAREFULLY.

This agreement governs your use of the Service, provided to you by Elite City Stays NYC LLC d/b/a Metro-Home, (referred to herein as "Metro-Home").

BY USING THE SERVICE, YOU AGREE TO THIS AGREEMENT, WHICH INCLUDES THE PRIVACY POLICY AND OTHER POLICIES AND GUIDELINES OF THE SERVICE, ALL SUCH POLICIES AND GUIDELINES ARE INCORPORATED BY REFERENCE INTO THIS AGREEMENT.

If you do not agree to the terms of this Agreement please do not use the Service. We reserve the right, at our discretion, to change or modify the terms and conditions of this Agreement at any time. You should check back at our Home Page regularly to determine if any changes and or updates have been made. You agree that your continued use of any part of the Service following the posting of changes to these terms and conditions indicates your acceptance of those changes.

SERVICES
We are providing you with the contracted number of nights in a furnished apartment at the location of your choice. All apartments are self-service. Guests are responsible for their own cleaning, laundry and trash disposal unless arrangements and additional payments are made for those services either independently or through Metro-Home.

Infrequently, an apartment that has been reserved for you may become unavailable because of factors outside our control, such as plumbing issues, electrical outages, and the like. In such cases, Metro-Home will offer you alternative accommodations in another apartment of equal or higher quality. If you choose not to accept the alternatives offered, Metro-Home will give you a full refund to the original form of payment of all monies paid, without penalty, within one business day.

LIABILITY
Metro-Home cannot assume responsibility for damage to or loss of personal possessions or for injuries sustained on the premises due to personal negligence or forces of nature. Guests are liable for excessive damage to the premises that may exceed normal wear and tear or for excess soilage that may require special cleaning. Labor costs required to repair such damage will be charged to the credit card on file.

SMOKING POLICIES

All Metro-Home apartments have a strict no-smoking policy.

PAYMENT
Metro-Home is obligated to keep the designated property reserved for and available to the guest for the agreed-upon dates. The guest is obligated to pay in full the applicable rental charges for the property (and associated taxes as required by law) upon booking, and is responsible for payment of additional services that may be desired, such as use of the mini-bar. Metro-Home reserves the right to change the rates if the guest wishes to make any modifications to the reservation.

In rare instance (for example, with two people simultaneously making the same online booking), your payment may be accepted but we may not be able to reserve the apartment for you. Be assured that your credit card is merely authorized during the online payment process, and is never charged until we confirm your reservation. In such a case, we will contact you to offer you alternative accommodations. If you do not find any of them satisfactory, you need do nothing more and your card will not be charged.

TAXES
Please note your credit card will not be charged in full until confirmation is received.  The invoice that is generated from the website may not reflect the associated taxes which are based on length of stay and number of rooms of occupancy.

CANCELLATION
Cancellations made more than two weeks prior to the check-in date will receive a two-night penalty.

Cancellations made less than two weeks in advance are not refundable. Refunds will be made to the original form of payment within one business day of notice of cancellation.

ARRIVAL AND DEPARTURE
Guests are welcome to check in from 3:00 PM on the day of their arrival and are expected to check out by 11:00 AM on the day of their departure.

We will do our best to accommodate any early arrivals or late departures but cannot make any guarantees as our flexibility depends upon other bookings that may have been made for the property.
